Building owners benefit from monitoring that answers three questions: where are conditions changing, who will respond, and what record shows the response? Start with those decisions, then select sensors with your water treater. Monitoring supports risk management; it is not a guarantee against an outbreak.
Make the business case around visibility and response.
A water-related incident can disrupt building operations and require specialist investigation. The useful purchasing question is not whether a sensor guarantees safety; it is whether the team has the information and response process to manage changing conditions.
Ask for a monitoring plan that names the covered locations, explains the uncovered areas and assigns responsibility for every alarm. A portfolio dashboard is useful only when the underlying locations, time stamps and sensor status are understood.
- Operational visibility: compare the entry supply, individual loops and selected remote points.
- Accountability: name an alarm recipient, backup and escalation procedure.
- Documentation: connect a trend or excursion with the reference check and action taken.
- Cost control: evaluate installation, utilities, connectivity, verification and ongoing service together.
A spot check is a moment. A trend shows the interval.
A grab sample describes the water at its location and collection time. A continuous trend can show a residual drop followed by recovery between scheduled visits. Keep both: the trend supports investigation and the reference check helps assess the measurement.
More locations can improve visibility, but a sensor in a main return does not represent every shower, sink or low-use branch. Ask your provider to explain how proposed monitoring points relate to the building’s actual plumbing.
Continuous readings add time-series information at the installed points. Reference samples still help verify measurement performance.
Keep the operating-cost comparison measurable.
For a hot-water analyzer using a once-through sample cooler, the hot sample and cooling-water stream may both go to drain. Direct in-pipe monitoring avoids those continuous sampling streams in a suitable installation.
Use measured flows and local utility rates to estimate water, sewer and replacement-heating costs. Add sensor purchase, commissioning, power, service and connectivity to compare total ownership cost. Normal building circulation and heating remain. Do not count avoided outbreaks or reduced insurance premiums as guaranteed savings.
Adjust the plan to the people and the building.
Healthcare and senior living teams should coordinate facility operations with infection-prevention expertise and the requirements applicable to their setting. Hospitality and multifamily properties need a clear approach to changes in occupancy and water use. Offices and education campuses may have low-use wings or seasonal shutdowns.
These settings share a need for defined monitoring and response responsibilities, but they do not share one universal compliance checklist. Use the existing healthcare page for campus-specific planning and the technical hub for the common monitoring foundation.
Work with your water treater, not around them.
Ask your provider to map the water system, identify the disinfectant, propose representative monitoring points and explain how alarms will reach the right person. Agree how reference measurements, sensor maintenance and microbiological testing fit into the existing program.
For procurement, request a written scope covering installation access, usable temperature range, trend retention, alarm ownership, service frequency and total operating costs. Use the same scope to compare proposals.
- Which loops and remote locations will be monitored?
- Who checks that the readings remain dependable?
- Who responds after hours, and what happens if communication fails?
- How will excursions and corrective actions appear in our reports?
Common questions
Can these records prove that our building is Legionella-free?
No. Chemistry records describe monitored water conditions. They cannot establish absence of Legionella or replace the program’s testing and evaluation.
Will monitoring reduce our utility bills?
Direct in-pipe sensing can avoid continuous sample-water discharge and associated replacement heating. The amount depends on the system it replaces, actual flows and local rates.
Do we need to replace our water treatment provider?
No. Halogen measurement can be incorporated into the plan, controls and service workflow agreed with your existing provider.
